Buying a property as a foreigner in Mauritius

Here are the schemes that allow foreigners to purchase property:

Integrated Resort Scheme (IRS)

IRS developments are located primarily in coastal areas and foreigners have access to high-end properties with a full range of leisure facilities.

Buying an IRS property entitles you to a residence permit for you, your spouse and your dependent children under the age of 24. IRS villa owners and their family are allowed to reside and work in Mauritius, and they will enjoy a world-class property with a variety of leisure activities provided by the development. Property Development Scheme (PDS)

PDS developments are generally smaller and less prestigious than IRS. There is no minimum sale price but foreigners must meet a minimum price of USD 375,000 to obtain a residence permit. There are various options, including houses, duplexes and apartments, which are in a lower range than IRS properties.
