Buying a property as a foreigner in Mauritius

Mauritius is an ideal holiday, lifestyle and investment destination. The island is very popular with foreign buyers, whether you want to purchase a property to live in or use it as a second home or an investment.

Non-citizens are able to buy property in Mauritius under certain conditions and in specific developments. The Government of Mauritius has worked closely with the EDB (Economic Development Board) to set up schemes that facilitate property acquisition by foreigners.

The property developer will submit certain documents to the EDB to launch the acquisition process.

Here are the schemes that allow foreigners to purchase property:

Integrated Resort Scheme (IRS)

IRS developments are located primarily in coastal areas and foreigners have access to high-end properties with a full range of leisure facilities.

Buying an IRS property entitles you to a residence permit for you, your spouse and your dependent children under the age of 24. IRS villa owners and their family are allowed to reside and work in Mauritius, and they will enjoy a world-class property with a variety of leisure activities provided by the development. As a foreigner, it is also the only way for you to purchase a freehold plot of land on the island.

Heritage Villas Valriche in Bel Ombre has been developed under the IRS and entitles foreign buyers to a residence permit while enjoying Mauritian tax residency subject to certain conditions. Heritage Villas Valriche offers an interesting capital appreciation (26% on average) in the event of resale. Domaine de Bel Ombre also offers a wide range of facilities, including access to a world-class golf course, a private beach club, two 5-star beachfront resorts, 12 restaurants, 6 bars and two spas.

Property Development Scheme (PDS)

PDS developments are generally smaller and less prestigious than IRS. There is no minimum sale price but foreigners must meet a minimum price of USD 375,000 to obtain a residence permit. There are various options, including houses, duplexes and apartments, which are in a lower range than IRS properties.

Mauritius is very popular with foreign investors and is a great place to live for many expatriates who visit the island every year. Buying a property in the country is therefore an interesting option for foreigners who want to settle or simply invest there.

Located on the south-west coast of Mauritius, Heritage Villas Valriche embodies the best features of the island with unique property investment opportunities for foreigners through the IRS or PDS (for investors only).
